RICS Homebuyer Survey
The most popular and cost-effective report for buyers. A complete diagnostic report, suitable for the majority of residential properties. It clearly presents all findings in an easy-to-read format.
This service includes:

A description of the condition of each element of the property with photographic evidence where necessary

A market valuation where instructed (additional service)

An insurance reinstatement cost valuation where instructed (additional service)

Diagnosis of defects, and additional advice on repairs and maintenance

An overall opinion and summary of condition ratings

Building Survey
A comprehensive, tailored report, including a structural survey of visible and potential problems. This report is designed for large, older or unique properties.
Recommended for properties where there are known or suspected defects to be addressed, or where structural alterations and changes have previously been carried out. Specific advice can also be provided upon request where significant refurbishment and alterations works are planned.
This service includes:

Diagnosis of defects, and detailed advice on repairs and maintenance

A full description of the condition and construction of each element of the property

Detailed section on structural movement

An overall assessment, including an overall opinion and a summary of condition, repairs and suggested further investigations

Optional market valuation (additional service)

Optional insurance rebuild cost calculation for insurance purposes (additional service)
This service excludes:

A market valuation or reinstatement cost, unless agreed as an additional service

Estimates of repair costs

Defect Investigation & Diagnosis
Detailed site and building inspections to establish the cause of specific defects and damages, and confirm where possible if deemed an insurable peril/loss, indemnifiable by Insurers.
Where required, includes opening up and exposing the building structure and elements, reporting on the estimated timeline of defects/approximate date of origin, and determining if pre-existing prior to any insured loss.
Building Pathology services are commonly instructed by Insurers, Loss Adjusters and Policyholders as part of the claim investigation process for both peril related loss and building guarantee claims.
Daniel Tennent Ltd Chartered Building Surveyors and Valuers are part of the RICS Registered Valuation Scheme. This is a monitoring scheme for all members undertaking valuations in accordance with RICS Valuation Standards.
